Job summary

L&L Incorporated is seeking a Senior Estimator to own our largest and most complex bids across Maryland, Virginia, and DC. This role demands precise quantity takeoffs, thorough pricing from ground up, and adherence to IBC/ADA requirements.

Based in Owings Mills, MD, the position offers a base salary of $85,000–$100,000 with a target 10% annual bonus, full-time hours, and a pathway to lead estimation for multifamily and renovation projects.

Qualifications

• 4+ years of construction estimating experience.
• Renovation and multifamily experience a plus.
• Experience with miscellaneous metals, structural or ornamental metals is a plus.
• Existing relationships with Mid-Atlantic property managers, GCs or engineers are a plus.

Responsibilities

• Price complete estimates for stairs, railings (steel, aluminum, glass and cable) and miscellaneous metals on renovation and new-build projects.
• Perform quantity takeoffs from architectural and structural drawings and specifications.
• Build costs from the ground up: material, shop fabrication hours, finishing, field installation labor, equipment, engineering and permitting.
• Walk renovation sites to measure existing conditions and price repair-versus-replace options.
• Apply IBC and ADA requirements for stairs, guards and handrails, and flag code issues before bidding.
