For over 15 years, L&L has built commercial stairs, railings and miscellaneous metals that last. As we grow, we’re looking for a Senior Estimator to own our largest and most complex bids and help keep every job we build profitable.
The role at a glance
- Location: Owings Mills, MD, with site visits across Maryland, Virginia and DC
- Schedule: Full-time, Monday–Friday
- Pay: $85,000–$100,000 base + 10% target annual performance bonus
Who we are
Since 2009, L&L Incorporated has designed, fabricated and installed commercial stairs, railings and miscellaneous metals. We’re a family-founded company serving property management companies, general contractors, architects & engineers across Maryland, Virginia and DC.
Why we’re different
We’re a true turnkey partner. Everything happens in-house:
- Scope development and estimating
- Design, engineering and permitting
- Project management
- Production in our facility
- Installation
That means tight quality control, thorough upfront scoping that avoids change orders, and a 5-year workmanship warranty behind everything we build. It’s what we mean by A Step Above The Rest.
Where we’re going
We’re growing our core business and turning 15+ years of fabrication know-how into new prefabricated product lines. Accurate, fast estimating is at the center of that growth, and this role sets the standard for how we price and win work.
What you’ll do
Price the work
- Prepare complete, accurate estimates for stairs, railings (steel, aluminum, glass and cable) and miscellaneous metals on renovation and new-build projects.
- Perform quantity takeoffs from architectural and structural drawings and specifications.
- Build costs from the ground up: material, shop fabrication hours, finishing, field installation labor, equipment, engineering and permitting.
- Walk renovation sites to measure existing conditions and price repair-versus-replace options.
- Apply IBC and ADA requirements for stairs, guards and handrails, and flag code issues before we bid.
Win the job
- Solicit and level quotes from suppliers, finishers, engineers and subcontractors.
- Write clear proposals with scope, inclusions, exclusions, clarifications and alternates, and follow up with customers through award.
- Give input on bid/no-bid decisions and pricing strategy for key accounts.
Raise the bar
- Review and approve junior estimator bids.
- Hand awarded jobs to project management with a complete turnover package
- Keep bids and outcomes current in HubSpot and Procore.
What you bring

- A track record of accurate, on-time bids.
- Renovation and multifamily experience a plus.
- Existing relationships with Mid-Atlantic property managers, general contractors or engineers a plus.
Skills
- Strong ability to read architectural, structural and shop drawings and interpret specifications.
- Working knowledge of fabrication processes (cutting, welding, bending, assembly) and how they drive shop hours.
- Working knowledge of IBC stair, guard and handrail requirements.
- Proficient in Bluebeam and Procore or similar software; HubSpot a plus.
- Clear communication with customers, project managers and the shop.
Requirements
- Valid driver’s license and willingness to travel locally for site visits.
- Degree in Construction Management, Engineering or a related field, or equivalent experience.
