Job summary

Homeless Solutions, Inc. is seeking a Sr. Director of Housing Operations, Compliance, and Development to lead the 126-unit affordable housing portfolio across regulatory compliance, operations, and asset stewardship.

The role directs facilities coordination and long-term asset performance, reporting to the President & CEO. The ideal candidate has deep affordable housing compliance knowledge, strong operational leadership, and a track record in development, preservation, and redevelopment aligned

Qualifications

• Minimum 8 years of progressively responsible experience in affordable housing, including operations/asset management and development.
• Experience leading development projects from feasibility through financing and stabilization.
• Hands-on LIHTC compliance experience.
• Working knowledge of HUD Section 8/Project-Based Voucher programs, HOME and CDBG regulations.
• Experience supervising property management or facilities staff.
• Strong regulatory reporting and file management; audits and inspections.
• Ability to manage multiple funding sources, calendars, and regulatory relationships.

Responsibilities

• Regulatory Compliance & Funding Management: ensure compliance with LIHTC, HUD Section 8, HOME, CDBG, NJHMFA and vouchers; oversee audits and reporting.
• Asset & Portfolio Management: manage long-term physical and financial health of housing assets; oversee budgets and major improvements.
• Property Operations & Facilities: supervise Housing Operations, Compliance, and Facilities; ensure safe, compliant housing operations.
• Housing Development & Portfolio Growth: lead development, acquisition, preservation, and redevelopment with CEO; oversee financing, predevelopment, construction and stabilization.
• Team Leadership & Coordination: establish responsibilities across Operations, Compliance, Facilities, Finance; resolve issues; build collaborative culture.
• Strategic Leadership: advise CEO on housing strategy, funding, and sustainability; support board reporting and funder communications.
