Job summary

Sunrise Affordable Housing Group in New York seeks a Director of Acquisitions to lead our acquisition platform, sourcing, underwriting, structuring, and closing affordable multifamily deals. You will own the investment pipeline from screening deals to handoff to Asset Management, and you will mentor the acquisitions team.

You will build and maintain relationships with brokers, lenders, housing authorities, and equity partners, set acquisition strategy with the Partners, and oversee due diligence

Qualifications

• 5+ years in affordable housing acquisitions, development, or investment.
• Deep knowledge of LIHTC, Section 8/HAP, and HUD financing.
• Advanced Excel financial modeling skills.
• Established relationships with brokers, lenders, and equity investors.
• Experience leading and developing junior team members.

Responsibilities

• Lead origination of affordable housing acquisition opportunities via brokers, owners, housing authorities and direct outreach.
• Set acquisition strategy with Partners, define markets, deal size and criteria to grow the pipeline.
• Oversee underwriting, financial models, capital needs and rehab budgets for transactions.
• Structure LOIs, purchase agreements, and financing/partnership terms with sellers and lenders.
• Lead due diligence from LOI to closing, coordinating reports, counsel, and regulatory approvals.
• Develop business plans coordinating with Asset Management and Construction teams including scopes, budgets and schedules.
• Mentor acquisitions team, review work, and set underwriting standards.
• Maintain pipeline tracking and report progress to Partners on active deals.
• Coordinate handoff of closed acquisitions to Asset Management and Construction.
