Job summary

Harmony Housing Affordable Development Inc. seeks an experienced Director of Acquisitions to join the Business Development team and lead sourcing, evaluation, and structuring of new affordable housing opportunities.

Responsibilities include market analysis, financial modeling, and negotiating complex agreements, with collaboration across finance, legal, and development. Travel to target states is expected as part of role.

Qualifications

Bachelor’s degree in business, real estate, finance, urban planning, or related field (Master’s preferred).
5–7 years of progressive experience in affordable housing development, real estate investment, or related field.
Strong financial and analytical skills with knowledge of LIHTC, tax‑exempt bonds, FHA and agency debt.
Proven ability to lead complex projects from inception to completion and perform due diligence.
Excellent negotiation, communication, and public speaking skills.

Responsibilities

Source and evaluate new affordable housing development opportunities, including acquisition‑rehabilitation and ground‑up projects.
Conduct market analysis, site analysis, and feasibility studies to identify growth areas.
Prepare financial models and identify required funding sources (LIHTC, bonds, soft loans).
Draft, negotiate, and execute Purchase & Sale, Development, and Joint Venture agreements.
Develop BD strategies, marketing materials, and campaigns to attract new opportunities.
Engage with community stakeholders and government agencies to secure support.
Collaborate with finance, legal, and development teams and report to senior management.
Identify process improvements to enhance business development efficiency.
