Position Overview
Harmony Housing Affordable Development Inc. (HHAD) is a leading developer of affordable rental housing in the United States. We seek an experienced Director of Acquisitions to join our Business Development team and play a pivotal role in identifying, securing, and developing new affordable housing projects.
Reporting
The Director of Acquisitions reports to the Executive Vice President and works closely with the Execution and Executive teams.
Primary Responsibilities
- Source and evaluate new affordable housing development opportunities, including acquisition‑rehabilitation and ground‑up projects, in target states such as Florida, Georgia, Texas, Indiana, and Ohio.
- Conduct market analysis, site analysis, and feasibility studies to identify growth areas and assess project viability.
- Prepare financial models, identify required resources (4% and 9% LIHTC equity, state LIHTC equity, tax‑exempt bonds, soft loans), and ensure funding availability.
- Lead the drafting, negotiation, and execution of Purchase & Sale Agreements, Development Agreements, and Joint Venture Agreements.
- Develop and implement business development strategies, including marketing materials, online campaigns, and industry event participation, to attract new development opportunities.
- Engage with community stakeholders, public meetings, and government agencies to secure community acceptance and support for projects.
- Collaborate with internal departments (finance, legal, development) to ensure smooth execution of projects and provide regular updates to senior management and the Investment Committee.
- Identify and implement process improvements to enhance the efficiency of business development functions.
Qualifications and Experience
- Bachelor’s degree in business, real estate, finance, urban planning, or related field (Master’s preferred).
- 5–7 years of progressive experience in affordable housing development, real estate investment, or a related field with a proven track record in new business origination and project financing.
- Strong financial and analytical skills, with in-depth knowledge of real estate fundamentals and affordable housing mechanisms such as LIHTC, tax‑exempt bond financing, FHA, and agency debt products.
- Proven ability to lead complex projects from inception through completion, including reviewing property documents and performing due diligence.
- Excellent negotiation, problem‑solving, communication, and public speaking skills.
- Advanced computer skills (Microsoft Office, Adobe, SharePoint, SmartSheet).
- Strong customer service, interpersonal, and stakeholder‑management skills.
- Valid driver’s license and willingness to travel as needed.
