Job summary

Live Oak Bank is seeking a Construction Lending Specialist to actively manage a specialty construction portfolio and guide borrowers through closing and disbursement. You will coordinate with lenders, underwriters, third parties, and internal teams to collect required documentation and ensure compliance with bank and government programs.

The role involves reviewing documents, initiating updates, and protecting project budgets while maintaining regulatory awareness and timely funding.

Qualifications

• 3+ years of commercial lending or mastery in managing specialty construction loans.
• Experience with managing construction projects across multiple product types (SBA, 504, Conventional, USDA).
• Knowledge of bank and government-guaranteed construction standards and policies.

Responsibilities

• Generate and educate borrowers on construction loan closing requirements.
• Collaborate with lenders, underwriters, closers and third parties to collect documentation.
• Provide construction closing updates during pipeline meetings.
• Initiate credit enhancements and engage third‑party firms for reviews and inspections.
• Prepare due diligence for general contractors for approval.
• Review construction documents for completeness before closing.
• Configure project setup and monitor adherence to loan covenants.
• Coordinate with internal partners on tax credits and funded loans to avoid delays.
• Submit disbursements per funding requirements and ensure timely title updates.
