Job summary

FirstService Residential is seeking an experienced Property Manager to provide leadership, direction, and oversight for a community, ensuring maintenance and operation align with Company objectives. You will collaborate with the association, Board of Directors, developer, and support staff to solve issues and deliver excellent service.

Responsibilities

• Acquires and maintains current knowledge of state regulatory agency statutes and the community's documents, policies and procedures.
• Analyzes advantages and disadvantages of alternative solutions to problems and makes recommendations to the Board of Directors.
• Provides leadership to manage relationships with other business groups to ensure high service levels and achievement of company and property goals.
• Develops and maintains an effective homeowners relations plan, implements initiatives, and maintains service quality as measured by feedback and surveys.
• Defines and implements goals relating to internal and external customers.
• Develops and submits annual budgets, meeting deadlines with thorough analysis of asset goals and market conditions.
• Initiates contact with new homeowners, orients them to the management staff and community, reviews services, and explains rules.
• Manages residents' relationships to ensure service, timely resolution of concerns, coordinating special services and inspections.
• Ensures property improvement and other construction projects are completed on time and within budget.
• Establishes industry contacts in the property's marketplace through trade organizations and networking with vendors and peers.
• Supervises and oversees projects performed by Facilities Manager.
• Sets and adheres to high performance standards and follows up to ensure service is delivered.
• Demonstrates a routine and effective ability to adjust to changing circumstances.
• Listens attentively to questions and comments, communicating professionally under all circumstances.
• Responds to phone calls and correspondence in a timely, professional manner.
• Displays ability to analyze and handle varied situations to prevent potential problems.
• Maintains a professional relationship with BOD, Home Owners, staff, developers, builders and vendors.
• Encourages staff to behave professionally and comply with safety standards; motivates teamwork.
• Responds to questions accurately with good communication and composition skills.
• Ability to run a BOD or annual meeting when necessary.
• Creates management reports depicting building condition, progress of projects and clear recommendations.
• Prepares professional presentations of reports, budgets, bids, etc.
• Supports the company's philosophy and goals.
