The Donaldson Group in Washington, DC is seeking a dynamic Community Manager to lead operations at Brookland Manor, an affordable housing community. This high‑impact role requires a proven track record in HUD/Section 8 and strong team leadership to deliver exceptional resident experiences.

Responsibilities include overseeing daily operations, ensuring compliance, managing budgets and leasing, coordinating inspections, and driving occupancy with proactive outreach.

Qualifications

• 3–5+ years of property management experience.
• 3–5+ years of affordable housing experience required.
• Hands-on experience with HUD and Project-Based Section 8 housing required.
• Current DC Property Manager License required.
• Strong affordable housing compliance background.
• Working knowledge of HUD eligibility requirements, income calculations, rent determinations, utility allowances, HAP contracts, and subsidy administration.
• Experience with TRACS reporting and HUD tenant data submissions.
• Experience preparing for NSPIRE, REAC, MOR, and other affordable housing inspections or audits.
• Strong understanding of Fair Housing laws and affordable housing regulations.
• Proficiency in Yardi, Excel, and Microsoft Office.

Responsibilities

• Oversee daily property operations and overall community performance.
• Ensure HUD & Project-Based Section 8 compliance and related regulations.
• Complete eligibility, recertifications, income calculations, and rent determinations.
• Submit HUD reports including TRACS data and subsidy documentation.
• Manage affordable housing waitlist, screening, leasing activity and move-ins.
• Maintain accurate resident files and compliance records.
• Coordinate NSPIRE, REAC, MOR inspections and other audits.
• Manage budgets, occupancy, delinquency, and financial goals.
• Lead and develop on-site team members.
• Drive leasing, outreach, and marketing to support occupancy.
• Maintain property standards and oversee maintenance and capital needs.
• Deliver excellent customer service and address resident concerns.
