Job summary

Joeris General Contractors, LLC in Houston seeks an experienced Project Manager to oversee budgets, schedules, and administration on complex commercial projects.

You will drive preconstruction with the team, manage subcontractors, coordinate with clients and design teams, obtain permits, review shop drawings, track change orders, and mentor junior staff while traveling as needed. This role requires hands-on leadership, strong communication, and a commitment to safety and quality.

Qualifications

• Bachelor’s degree in Construction Science, Construction Engineering Technology, Construction Management or related field.
• 7 years of relevant experience in commercial construction; 10+ years preferred.
• Projects size: +$50M (CMAR).
• OSHA 30 certification; willing to travel.

Responsibilities

• Oversee and manage project budgets, schedules, and administration of commercial projects.
• Manage and drive the preconstruction process along side the preconstruction team.
• Assist in the development of proposal interview strategy and execution with the marketing and preconstruction teams.
• Coordinate project turnover with Estimating to include reviewing scopes, bidders, and preparing subcontracts and purchase orders.
• Prepare and maintain project budgets.
• Review and become familiar with owner contracts, drawings, specifications, addenda, etc.
• Coordinate, schedule, and facilitate all pre-construction meetings.
• Create, monitor, track, and update progress schedule with Superintendent.
• Obtain building permits, track inspections, and certificates of occupancy.
• Review testing reports and action non-compliant results.
• Generate estimates and proposals for change orders or contract changes.
• Monitor and process all change orders and prepare billing documentation.
• Prepare cost to complete projections and report to Accounting.
• Coordinate project meetings and finalize inspections; document minutes.
• Write, distribute, and close pre-substantial punch list items with Superintendent.
• Prepare and submit all required project close-out submittals and warranties.
