Job summary

Garrette Homes is seeking an experienced Civil Site Development Manager to oversee site preparation, infrastructure development, and project timelines across Peninsula job sites west of the Narrows Bridge. This full-time role reports to the Land Entitlement and Development Manager and focuses on strategic site planning and execution.

You will lead budgets, grading plan reviews, and collaboration with contractors, engineers, and regulators to ensure on-time, on-budget delivery while maintaining

Qualifications

• Bachelor’s degree or related experience in site development/land development.
• 5+ years of professional experience in site development.
• Experience managing multiple site development projects simultaneously.
• Strong knowledge of grading, utilities, drainage, and road construction.
• Excellent project management, organizational, and scheduling skills.
• Proven negotiation and communication abilities with contractors and regulators.
• Experience budgeting, cost control, and development scheduling.
• Commitment to safety standards and quality control.

Responsibilities

• Oversee billing processes for site development budgets and invoicing.
• Collaborate with construction, engineering, and finance teams for project execution.
• Create and reconcile project budgets for site development.
• Read grading plans and coordinate with contractors for site readiness.
• Hold regular customer meetings to update on progress and manage expectations.
• Manage subdivision land improvements including grading, utilities and roads.
• Analyze rural site costs and remote access considerations.
• Assist with feasibility studies considering zoning, soils, and environmental factors.
• Apply construction theory to guide project teams and ensure compliance.
• Manage bid processes, contractor negotiations, scope and schedule for development projects.
• Order and manage installation of utilities on various project types.
• Align activities with strategic priorities to improve efficiency and profitability.
