Job summary

Guardian Service Industries, Inc. in West New York, NJ seeks a Live Out - Superintendent to take full responsibility for building operations, preventive maintenance, and supervision of staff and contractors. You will oversee HVAC, electrical, plumbing, carpentry and safety, ensuring reliable infrastructure and compliant operations.

The role runs Mon–Fri, 8:00am–4:30pm, with on-site duties. Ideal candidates have strong maintenance leadership, knowledge of MEPS systems, and proven ability to

Qualifications

Experience supervising maintenance and building operations.
Ability to manage service contracts and contractors.
Strong understanding of MEPS systems and safety regulations.
Proven track record in preventive maintenance planning.

Responsibilities

Inspect common areas and lobbies; coordinate with porters and handymen.
Manage work orders, assign tasks, and track progress.
Coordinate water/sprinkler shutdowns with owners and contractors.
Oversee safety drills, alarms, and emergency response procedures.
Prepare for and attend board meetings and workshops as needed.
Ensure 24/7/365 coverage and incident reporting.
