Job summary

Rose Associates Inc. seeks a hands-on Resident Manager for 5 Times Square to lead building operations and maintenance of a premier Manhattan property.

You’ll supervise staff, coordinate preventative maintenance, manage vendor contracts, and ensure safety and compliance across all systems. With over 15 years of maintenance leadership experience, you will implement efficient procedures, drive budget stewardship, and foster a service-oriented culture for residents and teams alike.

Qualifications

• Extensive maintenance management experience in large high-rise buildings.
• Knowledge of building systems: plumbing, electrical, HVAC, carpentry.
• Proven leadership and staff development skills.
• Experience with unions and labor relations, including 32BJ preferred.

Responsibilities

• Oversee daily building operations and maintenance, ensuring safety and reliability.
• Coordinate preventive maintenance, inspections, and repairs to minimize disruptions.
• Conduct safety inspections and implement corrective actions.
• Develop and manage maintenance procedures to meet codes and standards.
• Support energy efficiency and sustainability initiatives.
