Job description

An Iconic Address. An Exceptional Living Experience.

Rose Associates is seeking an accomplished, hospitality-minded General Manager to lead operations at 5 Times Square, an ambitious office-to-residential conversion in the heart of Manhattan.

This is a unique opportunity to shape the resident experience, establish elevated service standards, and oversee a distinctive mixed-use property. Working closely with ownership, internal teams, and commercial and retail stakeholders, you’ll drive operational excellence, financial performance, and a hospitality-driven culture.

We’re looking for a strategic, hands‑on leader with deep New York City real estate experience who thrives in complex environments and makes exceptional service a priority.

About Rose Associates

Established in 1925, Rose Associates is a recognized leader in New York City real estate, specializing in development, property and asset management, leasing, and marketing. We partner with private owners and institutional investors to operate and develop distinctive properties throughout the tri-state area.

With more than a century of experience, we remain committed to innovation, integrity, collaboration, and a culture of belonging—creating opportunities for our team members to grow and make a lasting impact.

What You’ll Do
Lead a Hospitality-Driven Resident Experience
  • Establish service standards and initiatives that deliver a welcoming, responsive residential experience.
  • Develop and track key performance indicators (KPIs) to elevate service quality.
  • Build resident relationships, resolve escalated concerns, and implement engagement and retention strategies. Oversee staff training to ensure consistent service delivery.
Oversee Mixed-Use Property Operations
  • Direct daily operations while coordinating residential needs with commercial and retail tenants, ownership, vendors, and internal stakeholders.
  • Recruit, develop, and lead Resident Managers, office personnel, building staff, and leasing teams.
  • Conduct property inspections and oversee building systems, preventive maintenance, repairs, construction, and capital improvements.
  • Negotiate service contracts and monitor vendor performance and contractual compliance.
  • Remain available after hours to coordinate emergency responses and corrective actions.
Drive Financial Performance
  • Develop and manage operating budgets and forecasts, monitor income and expenses, and identify opportunities to improve performance.
  • Prepare monthly variance reports and other financial and operational reports for ownership and senior management.
  • Oversee accounts payable, vendor payments, and financial documentation.
  • Maintain appropriate insurance coverage and promptly report property and liability incidents.
  • Partner with leasing, accounting, and compliance teams to review lease packages, support occupancy goals, and maintain accurate records.
Maintain Compliance and Property Standards
  • Ensure compliance with applicable federal, state, and local laws, Fair Housing requirements, company policies, and health and safety standards.
  • Enforce property policies and procedures and support audits, surveys, reviews, and inspections.
  • Coordinate maintenance and corrective actions to protect the property’s condition, safety, and long‑term value. Maintain effective communication with ownership, residents, employees, vendors, contractors, and visitors.
What You Bring
  • Bachelor’s degree in business, hospitality, real estate, marketing, finance, or a related field, or equivalent experience.
  • At least 15 years of multifamily residential property management experience.
  • Experience with lease-ups, new construction, and New York City real estate operations.
  • Working knowledge of commercial and retail property management, preferably in a mixed‑use environment.
  • A hospitality‑driven leadership style and a track record of developing teams and elevating service standards. Strong interpersonal, written, and verbal communication skills.
  • Significant labor relations experience, including unionized environments, as applicable.
  • Strong knowledge of building systems, maintenance, property operations, and vendor management.
  • Financial expertise in budgeting, forecasting, reporting, expense management, and Generally Accepted Accounting Principles (GAAP). Proficiency in Microsoft Office and property management platforms, including iLuvLeasing (CRM), On‑Site, and Yardi.
  • Valid New York State real estate license or ability to obtain one within 120 days of employment. Active license holders must register their license with Rose Associates upon hire.
  • Authorization to work in the United States.
  • Weekend availability, including Saturdays and Sundays, as needed.
Work Environment and Essential Job Requirements
