Job summary

Windsor Communities in Charlotte, NC seeks a Lease Up Service Manager for Windsor Charlotte in the University Area. The role requires hands-on maintenance leadership, supervising a team, and coordinating with vendors to ensure timely unit turnovers and repairs.

Expect 5+ years in maintenance, 2+ years in supervision, and strong knowledge of HVAC, plumbing, electrical systems. The position offers hourly wages starting at $27.35–$34.19, with annual starting compensation between $56,888 and $71,115

Qualifications

• High school diploma or GED; technical training or HVAC/plumbing/electrical certifications preferred.
• Minimum of 5 years in apartment maintenance or related field.
• Minimum of 2 years in a supervisory/leadership role.
• Budget monitoring and contract management experience.
• Experience ordering supplies, creating purchase orders, and processing invoices.
• Experience managing vendors, contractors and suppliers; proficient with hand and power tools.
• Proficient in HVAC, plumbing, electrical, and general maintenance repairs.
• Excellent communication and interpersonal skills; ability to work independently and in a team.
• Experience using smart devices and property management software (e.g., Yardi).
• EPA Type II or CPO preferred or ability to certify within 90 days.

Responsibilities

• General Maintenance: perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs.
• Work Orders: complete work orders efficiently and ensure closure within 24 hours; Yardi is used.
• Unit Turnover: prepare vacant units for new residents, paint, clean, and repair; manage make-ready with vendors.
• Emergency On-Call Repairs: respond to emergencies; after-hours calls; weekend work required.
• Preventive Maintenance: inspect and maintain equipment/systems to prevent issues.
• Safety and Compliance: follow safety regs; PPE; maintain safe workplace.
• Inventory Management: track supplies, create POs, process invoices.
• Record Keeping: maintain records of maintenance activities using devices.
• Customer Service: interact with residents professionally; support Windsor values.
• Team Collaboration: work with property management to resolve issues.
