Job summary

Merit Hill Capital LP is seeking an Associate to partner with senior leadership across its self-storage investment platform, taking full ownership of underwriting and due diligence, and supporting closing, disposition, financing, and investor relations initiatives.

You will draft LOIs, review P&S agreements, perform market research and financial analysis, and collaborate with asset management, FP&A and data analytics to evaluate deals and monitor portfolio performance.

Qualifications

2–3+ years of experience in investment banking, private equity, or related financial field.
Undergraduate degree in finance, economics or other relevant field.

Responsibilities

Lead the initial underwriting and analysis of potential acquisitions with minimal supervision.
Prepare investment committee memorandums with detailed market underwriting and research.
Draft and manage LOIs with a high degree of accuracy and limited oversight.
Review Purchase & Sale Agreements, title, survey, and zoning matters; partner with senior leadership to negotiate and/or resolve open items.
Conduct detailed market research and financial analysis with a strong attention to detail.
Collaborate with junior and senior team members and cross-functionally with asset management, FP&A, and data analytics.
Perform in-depth industry, demographic and economic research.
Monitor macroeconomic trends and integrate insights into deal evaluations.
Support asset management, investor relations, and portfolio management activities, including performance reporting and the annual budget process.
Work collaboratively with team members throughout the deal process and assist in ad hoc tasks as needed
