Job summary

Merit Hill Capital LP is seeking an Associate to partner with senior leadership across its self-storage investment platform, taking full ownership of underwriting and due diligence, and supporting closing, disposition, financing, and investor relations initiatives.

You will draft LOIs, review P&S agreements, perform market research and financial analysis, and collaborate with asset management, FP&A and data analytics to evaluate deals and monitor portfolio performance.

Qualifications

  • 2–3+ years of experience in investment banking, private equity, or related financial field.
  • Undergraduate degree in finance, economics or other relevant field.

Responsibilities

  • Lead the initial underwriting and analysis of potential acquisitions with minimal supervision.
  • Prepare investment committee memorandums with detailed market underwriting and research.
  • Draft and manage LOIs with a high degree of accuracy and limited oversight.
  • Review Purchase & Sale Agreements, title, survey, and zoning matters; partner with senior leadership to negotiate and/or resolve open items.
  • Conduct detailed market research and financial analysis with a strong attention to detail.
  • Collaborate with junior and senior team members and cross-functionally with asset management, FP&A, and data analytics.
  • Perform in-depth industry, demographic and economic research.
  • Monitor macroeconomic trends and integrate insights into deal evaluations.
  • Support asset management, investor relations, and portfolio management activities, including performance reporting and the annual budget process.
  • Work collaboratively with team members throughout the deal process and assist in ad hoc tasks as needed

Merit Hill Capital is a private real estate investment firm focused on the acquisition and active management of self-storage assets across the United States. With $1.8 billion in assets under management across seven funds, the firm is one of the largest and most experienced institutional buyers of individual self-storage properties. Merit Hill takes a full lifecycle approach to investing, with deep expertise spanning acquisition, asset management, and value realization.

About the Role

The Associate will partner closely with senior leadership across all aspects of the Company’s self-storage investment platform. The Associate will take full ownership of the deal underwriting and due diligence process, lead communication with external stakeholders, support execution through closing, and help lead disposition, financing, and investor relations initiatives.

Responsibilities

  • Work collaboratively with team members throughout the deal process and assist in various ad hoc tasks as needed
Qualifications
  • 2 - 3+ years of prior experience in investment banking, private equity, or a related financial field
  • Undergraduate degree in finance, economics or other relevant field

Pay range and compensation package

The anticipated annual base salary range for this position is $110,000 - $130,000 plus an annual discretionary performance-based bonus. Actual pay may be adjusted based on experience and performance. In addition to the base salary, employees are eligible for comprehensive benefits, including 100% employer-paid premiums for medical, dental and vision insurance, and access to pretax benefit accounts, including FSA, HSA, and Commuter accounts. Details of participation in these benefit plans will be provided if an employee receives an offer of employment.
