Job summary

Blue Castle Agency in Saint Petersburg, FL is seeking a hands-on, sales-driven Community Manager to oversee two manufactured housing communities (≈260 homesites). You will own the end-to-end home sales experience from prospect to close and lead day-to-day operations across both properties.

You will build a high-performing on-site team, manage a HubSpot CRM, monitor NOI and occupancy, protect NOI, and ensure curb appeal while maintaining strong relationships with vendors and residents.

Qualifications

• 2–4+ years of manufactured housing community management, lot leasing, or home sales.
• Experience managing a multi-site portfolio is a plus.
• Track record of hitting sales and occupancy targets.
• Familiarity with P&L, NOI, collections, and occupancy reports.
• Experience leading on-site teams.
• HubSpot experience is a plus.
• Working knowledge of Fair Housing standards and state landlord-tenant law.
• Strong vendor and contractor management.
• Commitment to keeping properties well-maintained and appealing.

Responsibilities

• Own the home sales experience across two communities — prospecting, lead follow-up, showings, qualifying, and closing.
• Build and lead a team grounded in respect, grit, collaboration, stewardship, and boldness.
• Coach the team toward occupancy, collections, home sales, and NOI across both properties.
• Run regular one-on-ones with direct reports, coaching performance and tracking progress.
• Manage the sales pipeline in HubSpot and keep every lead current.
• Maintain home listings and their quality across listing platforms.
• Protect a positive NOI across both communities by managing vendor and staff spending.
• Keep rent billed and collected on time, handling notices and payment agreements.
• Keep curb appeal sharp at both communities with proper grounds management.
