Aperto Property Management, Inc. is seeking a seasoned Roving Community Manager with affordable housing and PBS8/LIHTC experience for our Woodland, CA portfolio. You will oversee leasing, resident relations, and overall property operations with a strong focus on compliance and financial health.

Qualifications

• 3+ years of property management experience, with at least 2 years in Affordable Housing.
• In-depth knowledge of affordable housing compliance.
• Strong financial management skills, including budget preparation and rent collections.
• Proven experience in supervising and leading a team.
• Experience with property management software (Yardi) and MS Office.
• Valid driver’s license and reliable transportation.

Responsibilities

• Oversee day-to-day property operations, ensuring high service standards for residents.
• Lead and supervise the leasing team, including applications, screenings, move-ins, and move-outs.
• Ensure full compliance with Project-Based Section 8 regulations, including annual recertifications and waitlists.
• Monitor compliance with affordable housing regulations and enforce policies.
• Develop and manage the property's budget and maintain rent collections.
• Foster positive resident relations and address resident concerns.
• Coordinate with maintenance staff and external vendors for capital improvements.
• Prepare and submit reports to regulatory agencies and ownership.
