WinnCompanies is seeking a Rotating Property Manager for Edgewood Apartments, an 84-unit affordable community in Westfield, MA, and other Western MA properties. You will cover vacancies, oversee leasing operations, and coordinate site staff while meeting financial targets and regulatory requirements.

The role requires 1-3 years in property management or supervision, knowledge of landlord/tenant laws, and proficiency with Microsoft Office; a valid driver's license is essential.

Qualifications

• High school diploma or GED.
• 1-3 years of relevant work experience.
• 1-3 years of supervisory/managerial experience.
• Valid drivers license in good standing.
• Knowledge of Property Management.
• Knowledge of Landlord/Tenant Laws.
• Experience managing large teams.
• Experience with web-based applications and MS Office.

Responsabilités

• Collaborate with senior management to establish appropriate rent levels.
• Review rent schedules.
• Oversee preparation and submittal of rent increases and renewals.
• Lead the property team to maintain optimum occupancy.
• Process timely move-ins, moves-outs, recertifications and renewals.
• Approve rental applications adhering to standards.
• Follow marketing policies and reporting requirements.
• Provide oversight of tenant files.
• Ensure regulatory compliance at site and state/federal levels.
• Direct maintenance team to implement maintenance programs.
• Report property incidents per policy.
• Resolve resident issues and conflicts promptly.
• Prepare the property1s annual budget for approval.
• Provide accurate financial reporting and monthly variance reporting.
• Solicit bids and process POs/Invoices per policy.
• Ensure timely rent collection and deposits per local laws.
