Next Phase Construction, Inc. is seeking an Assistant Project Manager to support the Project Manager on multifamily for-rent projects across California.

You will help ensure on-time, on-budget delivery by coordinating with owners, consultants, labor representatives and public agencies. Responsibilities include assisting with Prime Contract execution, writing subcontract scopes, managing change orders, maintaining the production schedule with the Superintendent, and guiding field teams to meet

Qualifications

• 2+ years of Construction Project Management experience.
• Excellent written, verbal and presentation communication skills.
• Ability to manage priorities and deliverables through planning and time management.
• Understanding of risk management and safety programs.
• Experience coordinating with owners, consultants, and subcontractors.
• Ability to read blueprints and understand drawings and specs.

Responsibilities

• Assist with understanding and execution of the Prime Contract and exhibits.
• Assist with pre-construction activities including estimating support and value engineering.
• Write clearly defined scopes and manage subcontracting through execution.
• Vet change orders for scope, cost, and alternatives.
• Define out-of-scope delays and issue COR aligned to GMP schedule.
• Create and maintain a production schedule with the Superintendent.
• Lead meetings with field teams and subcontractors; manage OT when needed.
• Participate in subcontractor weekly coordination meetings.
• Ensure site setup complies with state and local authorities.
• Coordinate with Safety Manager to meet safety and cleanliness expectations.
• Review Daily Field Reports; publish daily.
• Manage project staff to comply with policies.
• Oversee RFI and Submittal processes; review costs.
• Maintain proper payments, COR and OCO issuance.
• Directly manages project staff per company policies.
• Coordinate material procurement with subcontractors to meet schedule.
