Next Phase Construction, Inc. is seeking an Assistant Pre-Construction Manager to assist in costing, budgeting, and planning for multifamily projects across California. You will support the Pre-Construction Department with ROM estimates, value engineering, and early client relations.

The role emphasizes constructability reviews, coordination with subs and vendors, and maintaining detailed cost data to inform project decisions. Strong communication and analytical skills are essential.

Qualifications

• 1–2 years or more of proven experience in pre-construction management.
• Proficiency in cost estimating and analysis for multifamily construction projects.
• Ability to review project plans and specifications to create accurate and competitive cost estimates.
• Understanding of construction methods, materials, local building codes, and relevant laws.
• Excellent written and verbal communication skills for effective collaboration.

Responsibilities

• Generate ROM costs for clients based on historical information.
• Develop cost estimates for new projects with stakeholders to produce detailed budgets.
• Communicate status of project cost estimation clearly to all levels.
• Build and maintain a cost database from historical actuals for future estimates.
• Coordinate with PMs to execute project buy-out and manage subcontractor bidding.
