Job summary

Victory Real Estate Group is seeking an experienced retail leasing professional to lead leasing efforts across its portfolio of retail properties and development projects in Richardson, Texas. This in-office, full-time role requires building relationships with national, regional, and local tenants and managing the lease process end-to-end.

You will source opportunities, draft LOIs, negotiate terms, and collaborate with ownership, in-house counsel, and cross-functional teams to maximize occupancy

Qualifications

• Bachelor’s degree required.
• At least four years of relevant commercial real estate experience, preferably with substantial retail leasing.
• Demonstrated ability to source, negotiate, and execute retail lease transactions.
• Existing relationships within the retail real estate industry strongly preferred.
• Experience with national, regional, and local tenants is highly preferred.

Responsibilities

• Lead leasing efforts for assigned retail properties and development projects.
• Develop and execute property-specific leasing and merchandising strategies.
• Identify and pursue national, regional, and local retailers, restaurants, franchisees, and operators.
• Maintain outbound prospecting through direct outreach, cold calling, networking, and market research.
• Build and leverage relationships with tenants, brokers, franchisees, operators, and tenant representatives.
• Sourc leasing opportunities independently while managing inbound activity.
• Draft, negotiate, and manage LOIs from proposal through execution.
• Negotiate rent, escalations, TI allowances, free rent, delivery conditions, and other terms.
• Work with ownership and in-house legal counsel throughout lease negotiations.
• Manage transactions from initial contact through LOI, lease execution, and handoff.
• Conduct property tours and communicate value, positioning, and trade-area advantages.
• Monitor market rents, competing developments, tenant movement, and new concepts.
• Identify opportunities to improve occupancy, tenant mix, rental revenue, and asset value.
• Maintain an organized leasing pipeline and deal tracker.
• Collaborate with development, acquisitions, construction, property management, asset management, legal, accounting, and ownership.
