Essex Property Trust, Inc. is seeking a Maintenance Technician in Oceanside, CA to perform routine and preventive maintenance across buildings and common areas. You will handle HVAC, plumbing, electrical, and appliance repairs, while preparing units for new residents and maintaining safety standards.

The role requires on-site five-day workweeks, on-call availability, and strong manual skills with a focus on property upkeep. A valid driver’s license is preferred for site mobility.

Qualifications

• High school diploma or GED required or equivalent.
• 2+ years of property management industry or related experience preferred.
• Proficient with electrical, plumbing, and appliance repairs; able to read and follow schematics.
• Valid driver's license; ability to operate golf carts on-site.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair and maintain interior and exterior features (doors, windows, walls, floors, fixtures).
• Prepare vacated units for new residents (painting, cleaning, repairs).
• Conduct regular property inspections and maintain PM schedules.
• Respond to emergency maintenance requests and participate in on-call rotation.
