Job summary

Essex Property Trust, Inc. is seeking a Maintenance Technician to perform routine and preventive maintenance across properties in Oceanside.

You will handle HVAC, plumbing, electrical, and appliance repairs, prep vacant units, and maintain common areas to ensure quality living environments. You will work five days on-site, with on-call duties as needed, and you’ll use standard property management software to document work orders and inspections.

Qualifications

• High school diploma or GED equivalent.
• 2+ years of property management industry or related experience.
• HVAC and/or CPO license preferred.
• Valid driver’s license; golf carts on site.
• Proficient knowledge of electrical, plumbing, and appliance repair.
• Knowledge of environmental hazards (asbestos, lead, mold, radon) as they apply to residential housing.
• Ability to read, write, and speak English.
• Familiarity with Microsoft Suite and property management software.

Responsibilities

• Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and appliances.
• Repair and maintain interior and exterior features of the property.
• Respond to maintenance requests from residents and resolve issues promptly.
• Prepare vacant units for new residents, including painting, cleaning, and repairs.
• Ensure units meet community standards for cleanliness and functionality.
• Conduct regular property inspections and maintain preventive maintenance schedule.
• Respond to emergency maintenance requests and be on-call as required.
• Ensure work complies with safety regulations and report hazards to supervisors.
• Maintain tools, equipment, and stock; keep maintenance shop organized.
• Complete work orders and document maintenance activities in systems.
