Job summary

ShipRock is seeking a Maintenance Coordinator to ensure property maintenance and prompt, courteous handling of tenant concerns. You will manage work orders, coordinate subcontractors, and communicate with clients to keep projects on track.

On-site duties include field work, documenting solutions, and assisting staff during inspections. The role requires strong organization, excellent communication, Rent Manager and MS Office proficiency, and a mechanical aptitude with a willingness to learn.

Qualifications

• Proficiency in Rent Manager and Microsoft Office Suite.

Responsibilities

• Enter work orders into Rent Manager and assign tasks to maintenance staff and subcontractors.
• Coordinate subcontractor pricing and ensure timely completion of tasks.
• Communicate maintenance issues and solutions to clients promptly and professionally.
• Assist maintenance staff on-site, document issues with photos, and participate in inspections.
• Close out work orders, document solutions, and follow up with tenants to ensure satisfaction.
• Process returns of security deposits and communicate related information.
