Qualifications

• High school diploma or equivalent required.
• 2+ years of hands-on maintenance experience in multifamily or residential property management preferred.
• Valid driver's license and acceptable driving record required.
• EPA Section 608 HVAC Certification preferred.

Responsibilities

• Complete all assigned maintenance service requests and turnover work orders efficiently and professionally.
• Perform a wide range of repairs including plumbing, electrical, HVAC troubleshooting, appliance repairs, carpentry, and general maintenance tasks.
• Conduct move-in/move-out inspections, ensuring units are prepared to property standards.
• Identify maintenance issues, determine necessary repairs, and complete work using proper tools and techniques.
• Maintain work areas in a clean and organized condition, ensuring job sites are left tidy after each task.
• Support preventative maintenance efforts for mechanical systems and equipment.
• Participate in a rotating on-call schedule to respond to after-hours emergency maintenance needs.
• Monitor property grounds for safety hazards, code violations, and general upkeep including landscaping, snow removal, and curb appeal tasks.
• Utilize the company's work order system to receive, update, and close maintenance requests in real time.
• Maintain accurate records of maintenance activities, including service logs, inspections, and inventory tracking.
• Submit required documentation, including photos or service notes, in accordance with company standards.
• Monitor daily work orders and prioritize tasks based on urgency and resident impact.
• Performs other duties and responsibilities as assigned to support business needs and contribute to team success.
