Job summary

Bradley Company is seeking a Maintenance Technician for its multifamily portfolio in Milford, IN. You will handle service requests, perform repairs across plumbing, electrical, HVAC, and carpentry, and prepare units for turnover.

You will work closely with property managers to ensure quality living environments and safety for residents. The role requires 2+ years of hands-on experience, a valid driver’s license, and the ability to read blueprints.

Qualifications

• High school diploma or equivalent required.
• 2+ years of hands-on maintenance experience in multifamily or residential property management.
• Valid driver's license and acceptable driving record.
• EPA Section 608 HVAC Certification preferred.
• Technical knowledge of residential building systems, repair techniques, and preventative maintenance.
• Diagnose and repair HVAC, plumbing, appliance, and electrical issues with troubleshooting skills.
• Read and interpret blueprints, schematics, and technical manuals.
• Strong communication and customer service skills.
• Able to work independently and manage time effectively.
• Physically able to lift and move items up to 50 lbs.

Responsibilities

• Complete all assigned maintenance service requests and turnover work orders efficiently and professionally.
• Perform repairs including plumbing, electrical, HVAC, appliances, carpentry, and general maintenance.
• Conduct move-in/move-out inspections to property standards.
• Identify issues, determine repairs, and complete work using proper tools and techniques.
• Maintain tidy work areas and ensure safety and cleanliness.
• Support preventative maintenance for mechanical systems and equipment.
• Participate in rotating on-call schedule for after-hours needs.
• Monitor property grounds for safety hazards, code violations, and curb appeal tasks.
• Provide excellent customer service addressing resident concerns promptly.
• Collaborate with property managers to prioritize tasks and meet timelines.
• Represent the company professionally with residents, vendors, and team members.
• Own assigned properties to support lease generation and renewals.
• Follow safety protocols and OSHA regulations; use PPE as required.
• Submit documentation, photos, and service notes; use work order system to manage requests.
• Monitor daily work orders and prioritize tasks by urgency and impact.
