Job summary

Vivmark Residential in Washington, DC seeks a Maintenance Technician II to diagnose and repair systems, complete service requests, and ensure apartments are ready for new residents. You will contribute to safety, efficiency, and quality across our community.

The role requires 2–3 years of maintenance experience, HVAC/plumbing/electrical knowledge, a valid driver''s license, and comfort with on-call rotations, with a focus on resident satisfaction and safety.

Qualifications

• 2–3 years of maintenance experience including HVAC, plumbing, and electrical basics.
• Valid driver''s license.
• Willingness to participate in monthly on-call rotations.
• Ability to communicate with residents and team members.
• Ability to read policies and Safety Data Sheets (SDS).
• Knowledge of PPE and safety protocols.
• Basic understanding of emergency systems and paint tools.

Responsibilities

• Diagnoses and repairs HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting/wallpaper, water features, and waste management systems.
• Completes assigned service requests and repairs consistently with company standards and in a timely manner.
• Ensures vacant apartment homes are rent-ready promptly.
• Conducts apartment preventive maintenance.
• Assists in painting both interior and exterior surfaces.
• Maintains safety culture by following Vivmark safety policies and reporting unsafe conditions.
• Performs hot works within Vivmark's standards.
