Job summary

Flock DC in Washington, DC is seeking a Residential Maintenance Manager to oversee maintenance requests, turnovers, and preventative care across our DC portfolio. You will work on-site with technicians, turnover teams, and relationship managers to triage, communicate, and complete all work orders.

You will use AppFolio, LeadSimple, Slack, Notion, and Google Gemini to ensure documentation compliance and high-quality service for residents and owners.

Qualifications

• Strong technology comfort across digital platforms and property management software.
• Hands-on experience with AppFolio, LeadSimple, or similar systems preferred.
• In-office presence in Bloomingdale, DC office, Monday–Friday, 9:30 AM–5:30 PM EST.
• 2+ years in residential maintenance coordination, turnover logistics, or property operations.

Responsibilities

• Ticket Review, Triage & Dispatch: oversee daily maintenance requests and assign jobs.
• Closed-Loop Communication: provide 24- to 48-hour updates to residents and owners.
• Turnover & Scope Coordination: prepare repair scopes and estimates.
• Preventative Maintenance (WellNest): coordinate checks and owner reports.
• Billing & Quality Oversight: audit invoices and vendor charges.
• Tech-Forward Workflow: use AppFolio, LeadSimple, Slack, Notion, and Google Gemini.
