Job summary

Greystar is seeking a Maintenance Technician to ensure the interior and exterior of the community meet Greystar standards for cleanliness, safety, and function. You will handle work orders, perform preventive maintenance, and support Make-Ready tasks for leasing.

Responsibilities include inspecting work by staff and contractors, maintaining tools and inventory, and assisting the Community Manager with budgeting. Strong customer service and safety knowledge are essential.

Qualifications

• High school diploma or GED or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools and be skilled in safe use of tools and equipment.
• Ability to apply logical thinking to identify and fix problems.
• Proficiency in customer service and interpersonal communication with residents and team members.
• Ability to read, write, and communicate to represent management in a support capacity.
• Proficiency with internet, word processing, spreadsheets, and databases; property management system experience preferred.
• Mathematical skills to handle numeric documentation.

Responsibilities

• Diagnose defects from resident service requests and perform repairs per policies and safety standards.
• Oversee 'make-ready' process for vacant units, schedule vendors, and inspect completed work.
• Develop standards for cleanliness and appearance of grounds, buildings, and common areas to reflect high Greystar quality.
• Periodically inspect work by service staff for policy compliance and quality.
• Inspect contractors and vendors to ensure materials meet specifications and budget.
• Maintain inventory and order supplies within budget parameters.
• Complete monthly preventative maintenance procedures.
• Assist Community Manager with budget for repairs and capital projects.
• Support cost-cutting by fixing rather than replacing parts where feasible.
• Lead safety meetings and ensure OSHA compliance.
