Job summary

Sherman Associates is hiring a Maintenance Supervisor to lead a maintenance team across a 216-unit Groove Lofts portfolio in Minneapolis. You will manage repairs, preventive maintenance, and unit turnover while ensuring safety and high resident satisfaction.

The role requires 5–7 years in maintenance, a high school diploma or GED, and a valid driver’s license. On-call rotation and occasional overtime are expected. Compensation ranges reflect hourly pay with full benefits.

Qualifications

• High school diploma or GED required; craft apprenticeship or equivalent experience preferred.
• Excellent verbal, written and presentation skills; strong communication with tenants, vendors and teams.
• 5–7 years of maintenance or related carpentry/construction experience.
• Must provide own hand tools and a valid driver’s license; pass MVR check and background screening.

Responsibilities

• Lead a team of maintenance professionals to install, troubleshoot and repair diverse systems.
• Respond to open work orders and address resident requests within 24 hours.
• Schedule and complete preventive maintenance for buildings and equipment.
• Oversee unit turns with painting, cleaning and repairs within 24 hours of vacancy.
• Maintain safety, budgets, and supplier relationships; coordinate with external vendors.
