Job summary

AMH is seeking a Field Technician Turn to expedite the tenant turn process and uphold quality standards across a portfolio of single-family homes. You will manage turns, inspections, and coordination with contractors to ensure timely occupancy and maintained conditions.

Responsibilities include inspecting work, overseeing move-out procedures, and providing basic repairs and troubleshooting. A valid driver’s license, OSHA knowledge, and strong communication are essential for success in this role.

Qualifications

• High school diploma or GED preferred.
• At least 2 years in Residential/Property Maintenance or 5 years if no degree.
• Familiar with basic hand and power tools.
• Experience with Apple iPad, HVAC, Resco and CRM preferred.

Responsibilities

• Maintain property inventory and conduct tenant turns and move-out inspections.
• Coordinate move-out processes, including key exchanges and property condition reports.
• Inspect contractor work to ensure it meets specifications and standards.
• Attend eviction set outs and hearings as needed.
• Perform self-work at properties using tools and following guidelines.
• Provide troubleshooting for plumbing, garage doors, irrigation and electrical issues.
