Job summary

AMH, a leading single-family rental company, is seeking a Field Technician Turn to accelerate tenant turnover and maintain high property standards across a portfolio of homes.

responsibilities include coordinating move-outs, inspecting contractor work, and reporting on property conditions, while handling basic repairs and safety compliance. A valid driver’s license, tool familiarity, OSHA knowledge, and strong communication are essential.

Qualifications

• High School diploma/GED preferred
• Minimum two years in Residential/Property Maintenance or related field, or five years in lieu of education
• Familiarity with basic hand tools and power tools
• Experience with Apple iPad, HVAC, Resco, CRM preferred
• Valid driver’s license required

Responsibilities

• Maintain property inventory to standards by conducting tenant turns, move-out inspections, and overseeing contractor work
• Coordinate tenants move-out processes, including physical move-outs, key exchanges, and property condition assessments
• Inspect contractor work to meet specifications and standards
• Attend eviction property set outs and eviction hearings as needed
• Perform self-work at properties using tools and ladders following established processes
• Provide troubleshooting support for plumbing, garage door, irrigation, and electrical issues
