Job summary

AMH, a leading single-family rental and homebuilding company, seeks a Field Technician Turn to accelerate tenant turns and maintain high property standards across a home portfolio.

You will inspect properties, coordinate move-outs, supervise contractors, and troubleshoot plumbing, electrical, HVAC, and related issues. A valid driver’s license and tool proficiency are required; EPA HVAC certification preferred.

Qualifications

• High School diploma or GED preferred.
• 2+ years in Residential/Property Maintenance or 5+ years in lieu of education.
• Familiar with basic hand and power tools.
• Valid driver's license required.
• EPA HVAC Type II or EPA certification preferred.
• Experience with an Apple iPad, Resco CRM, and Microsoft Office.

Responsibilities

• Maintain property inventory by tenant turns and inspections.
• Coordinate move-out processes, key exchanges, and condition reports.
• Inspect contractor work to ensure standards are met.
• Attend eviction set-outs and hearings as needed.
• Perform self-work at properties with provided tools and safety guidelines.
• Provide troubleshooting for plumbing, garage, irrigation, and electrical issues.
