Job summary

AMH, a leading single-family rental company, is seeking a Field Technician Turn to expedite tenant turnover and uphold property quality across a portfolio of homes.

You will perform tenant turns, move-out inspections, contractor oversight, and safety-compliant repairs, while maintaining inventories and reporting results. A valid driver's license and basic tool proficiency are required; EPA/HVAC certifications are preferred. Pay is $28.00–$32.00 hourly with quarterly bonuses.

Qualifications

• High School diploma or GED preferred.
• 2+ years of residential/property maintenance experience required, or 5+ years in lieu of education.
• Familiarity with basic hand tools and power tools is necessary.
• Experience with Apple iPad, HVAC, Resco, and CRM preferred.
• Valid driver’s license required.
• EPA Certification or HVAC Type II Certification preferred.
• Proficiency in Microsoft Office (Word, Excel, Outlook) is necessary.
• Knowledge of OSHA safety methods is required.
• Excellent verbal and written communication, time management, and problem-solving skills are essential.
• Ability to multitask, adapt to changing environment, and work in a team.

Responsibilities

• Maintain property inventory to standards by conducting tenant turns and move-out inspections.
• Coordinate tenant move-out processes, including key exchanges and property condition assessments.
• Inspect contractor work to ensure compliance with specifications.
• Attend eviction set-outs and hearings as needed.
• Perform self-work at properties using appropriate tools and ladders.
• Provide troubleshooting for plumbing, garage door, irrigation, and electrical issues.
