Job summary

American Homes 4 Rent, LP in Houston is seeking a dedicated Field Technician Turn to expedite tenant turns and uphold our property quality standards. You'll manage a portfolio of single-family home units and coordinate with contractors to ensure timely turnover.

Responsibilities include inspections, coordinating move-outs, overseeing contractor work, and providing basic trades support (plumbing, electrical, HVAC) while maintaining safety and OSHA guidelines.

Qualifications

• High school diploma or GED required or equivalent experience.
• EPA or HVAC Type II certification preferred.
• Experience with basic hand tools and power tools.
• Proficiency with Microsoft Office (Word, Excel, Outlook).

Responsibilities

• Maintain property inventory and oversee tenant turns and move-out inspections.
• Coordinate move-out processes including key exchanges and property condition reports.
• Inspect contractor work to ensure it meets specifications and standards.
• Attend eviction-related tasks as needed and manage property turnover.
• Provide basic troubleshooting for plumbing, electrical, and HVAC issues as required.
