Job summary

American Homes 4 Rent, L.P. seeks a dedicated Field Technician Turn to expedite tenant turns and uphold our property quality standards.

You will manage inspections, coordinate contractor work, and ensure smooth turnovers for residents across a portfolio of single-family homes. The role requires hands-on maintenance skills, including basic plumbing, electrical, and HVAC, plus proficiency with an Apple iPad and CRM tools.

Qualifications

• High School diploma/GED preferred.
• Minimum two years of experience in Residential/Property Maintenance or related field required or five years in lieu of education.
• Valid driver’s license required.

Responsibilities

• Maintain property inventory to standards by conducting tenant turns and move-out inspections.
• Coordinate tenants move-out processes including physical move-outs and key exchanges.
• Inspect contractor work to ensure it meets specifications and our standards.
• Attend eviction property set-outs and eviction hearings as needed.
• Perform self-work at properties using appropriate tools and ladders per established guidelines.
• Provide troubleshooting support for plumbing, garage door, irrigation, and electrical issues.
