Job summary

Campus Apartments seeks an Experienced Residential Facilities Manager to oversee the physical and mechanical upkeep of the property. The role reports to the General Manager and requires coordinating a team, scheduling projects, and handling supplier bids.

Ideal candidates have HVAC/electrical certifications, strong customer service, and at least two years of supervisory experience. You will work on site to maintain facility operations and tenant satisfaction.

Qualifications

• High school diploma or equivalent required.
• HVAC and electrical certifications preferred.
• Universal certification to be obtained within one year.
• Minimum of two years supervisory experience preferred.
• Excellent customer service and communication skills.

Responsibilities

• Maintain painting and cleaning of the property (internal and external).
• Perform mechanical and code work, fire alarm checks, and in-house capital improvements.
• Schedule capital improvement projects and apartment work.
• Obtain bids, check contractors, and seek approval for external work.
• Repair appliances and boiler machinery; obtain price quotes as needed.
• Ensure monthly boiler inspections and maintenance tasks are completed.
• Oversee snow removal and pool supplies where applicable.
• Maintain good tenant relations and inform the General Manager of issues.
• Manage night and weekend maintenance staff; coordinate with bus drivers if needed.
• Ensure timely, professional completion of work orders by maintenance staff.
• Hire and terminate maintenance staff in cooperation with General Manager.
