Qualifications

• High school diploma or equivalent required.
• HVAC and electrical certifications preferred or required as applicable.
• Pool operator certification preferred where a community pool exists.
• Universal certification to be obtained within one year of hire.
• Valid driver’s license and current auto insurance may be required.

Responsibilities

• Maintain the property's physical and mechanical upkeep, reporting to the General Manager.
• Supervise night and weekend maintenance staff and coordinate with other departments.
• Schedule and oversee capital improvement projects and in-house repairs.
• Review bids, select contractors, and approve outside work as needed.
• Repair appliances and boiler systems; gather quotes for replacements when necessary.
• Ensure boiler machinery is in good working order and complete monthly inspection reports.
• Oversee pool maintenance and safety where applicable; manage pool supplies.
• Maintain tenant relations and inform the General Manager of issues.
• Ensure maintenance orders are completed timely, professionally, and courteously.
• Hire and terminate maintenance staff in cooperation with the General Manager.
• Manage payroll for maintenance staff and coordinate scheduling and budgeting daily.
