Job summary

TREK Development Group is seeking a capable Community Manager for Grandview Pointe (54 units) to oversee financial, physical, and overall operations, activating the Hospitality Covenant and managing the on-site team.

The role aims to maximize occupancy and revenue while minimizing operating expenses and maintaining the asset. Strong leadership, budgeting, and regulatory compliance are essential.

Qualifications

• College degree or 5+ years in property management or related field required.
• 3+ years in property management, hotel, hospitality or retail required.
• Experience with tax credit properties and serving low-income residents preferred.
• Strong software experience with RealPage or similar systems; MS Office suite required.

Responsibilities

• Act as the driving force of the Hospitality Covenant and lead the team.
• Supervise on-site staff, optimize overtime and create efficiencies.
• Coordinate upkeep of the property, regular inspections and maintenance.
• Develop relationships with residents to foster co-investment and positive living.
• Review monthly budgets and ensure accurate billing and GL coding.
• Meet budgeted revenue, operating expense and cash flow targets.
• Manage legal proceedings for non-payment and evictions as needed.
• Apply annual rent increases in accordance with program guidelines.
• Lease units to maintain occupancy at 98% or above.
• Ensure compliance with Fair Housing, HQS/REAC, and applicable funding rules.
• Keep LEP/LAP plans up to date and implement energy conservation plan.
• Maintain onsite resident and vendor files per TREK standards.
