Job summary

TREK Development Group is seeking an engaged and passionate Part-Time Community Manager for our Sisters of St Joseph property with 23 units. The Community Manager is responsible for the financial, physical, and overall operations of the community, activation of the Hospitality Covenant and management of the on-site team.

One of the primary tasks is increasing cash flow by maximizing occupancy and revenue while controlling operating expenses.

Qualifications

• College degree in a related field or 5+ years of progressive career path in Property Management, Hotel, Hospitality or Retail.
• 3+ years of experience in Property Management, Hotel, Hospitality or Retail.
• Experience managing tax credit properties and meeting the needs of low-income residents preferred.
• Industry designations (COS, LIHTC, ARM®, CPMC®, etc.) preferred.
• Ability to achieve certification within 6 months of hiring to meet site/area needs.
• Minimum supervision of 2 people; hiring, performance management, training.
• Strong Microsoft Word, Excel, Outlook and RealPage experience required.
• Real Estate License preferred, or required within the first year.

Responsibilities

• Act as the driving force of the Hospitality Covenant and lead the team by modeling, inspiring, and communicating.
• Supervise on-site staff; optimize operations and reduce overtime.
• Coordinate upkeep of the property, including inspections, janitorial tasks, safety and maintenance.
• Perform janitorial duties and maintain common areas.
• Develop relationships with residents and foster community problem solving.
• Review monthly budget and ledger; ensure bills are properly coded and paid.
• Meet budgeted revenue, operating expense, and cash flow; plan variances and accruals.
• Manage rent increases and leasing to maintain occupancy at 98% or above.
• Ensure compliance with Fair Housing marketing plans and program requirements.
• Maintain LEP and LAP plans; energy conservation and incident reporting.
• Maintain onsite resident and vendor files per TREK and regulatory standards.
