Job summary

Cardinal is seeking a Resident Coordination Intern at Paloma Univ. City in Philadelphia.

The role focuses on delivering high-quality customer service and supporting residents to achieve 100% occupancy through retention, leasing current and pre-leasing future availability. Responsibilities include front desk tasks, Cardinal Way of Leasing training, greeting clients, presenting the community, closing sales, processing lease paperwork, maintaining files, and staying informed on market conditions.

Qualifications

• Must be enrolled in a degree program at an accredited college or university with a minimum of 6 credit hours.
• Must have completed a minimum of one year at the enrolled college/university.
• Must maintain a minimum 2.5 GPA; GPA is verified annually.
• Must be a current or future leaseholder of the community.
• Must live on designated community floor, as assigned by Community Manager.
• Able to lift up to 40 lbs.
• Must have a valid driver’s license.
• Available to work approximately 20 hours per week, including evenings and weekends.
• Ability to embody Cardinal Culture and Core Values.

Responsibilities

• Be an ambassador for customer service and ensure residents are satisfied.
• Perform Administrative Front Desk tasks and duties.
• Participate in Cardinal Way of Leasing training.
• Greet prospective clients and handle leasing calls.
• Present the community and apartment homes and close the sale.
• Complete lease applications and maintain lease file documentation.
• Pass Cardinal leasing certifications and participate in audits.
• Monitor market conditions and attend Cardinal trainings.
• Maintain a clean tour path for a positive first impression.
• Assist with community events and other projects as assigned.
• Participate in Cardinal U training and on-call duties.
