Job summary

Capital Square Living is seeking a Living Consultant to be the primary contact for prospective residents and to coordinate marketing, leasing, and renewal strategies at our properties. You will drive tours, process applications, and ensure a smooth move-in process while maintaining high resident satisfaction.

The role includes coordinating with the Community Manager, working Monday–Friday with possible weekend rotation, onsite at the property, and contributing to occupancy and revenue goals.

Qualifications

• High school diploma or GED required.
• Previous leasing experience a plus.
• Excellent organizational and customer service mindset.
• Strong computer technology skills with basic knowledge of MS Office Suite.
• Yardi/Yardi Voyager experience a plus.
• A valid driver’s license may be required.

Responsibilities

• Performs all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, showing apartments, processing applications, and performing background checks.
• Prepares lease and move-in packages for smooth resident move-in and lease signing.
• Inspects apartments prior to move-in and coordinates with maintenance for any items.
• Keeps informed about market and competitor conditions that affect occupancy and sales.
• Develops and implements marketing plans to sustain occupancy and follows policies related to concessions and programs to boost occupancy.
• Uses on-site property management software (Yardi and similar) to track availability, traffic, leasing activities, and resident data.
• Responds promptly to resident and Capital Square concerns and resolves issues.
