Job summary

Apartment Management Consultants (AMC) is seeking an Assistant Manager to support the Community Manager and handle financial and operational tasks at the property in Columbia, SC. The role focuses on reporting, resident service, payments, and lease activities to maintain occupancy and policy compliance.

The ideal candidate has at least 6 months in property management, strong communication, organization, and a professional, courteous demeanor in a fast-paced environment.

Qualifications

• 6 months experience in the property management industry.
• Strong written and verbal communication skills.
• Professional and courteous in a fast-paced environment.
• Excellent organization and attention to detail.

Responsibilities

• Oversee file management and run assigned reports.
• Respond to resident requests with courteous service and sales techniques.
• Collect all monies due and oversee evictions, skips, and move-outs; walk units to assess occupancy.
• Coordinate with outside counsel during eviction processes.
• Finalize move in/out and renewals and enter data into property management software.
• Oversee resident renter’s insurance procedures and deposits.
• Ensure model/target apartments are show-ready and maintain a clean workspace.
• Maintain knowledge of leases, unit specs, availability, and current policies.
• Maintain relationships with apartment locator services and local businesses.
• "Shop" surrounding properties and conduct outreach marketing.
• Develop and maintain resident retention programs.
