Job summary

Padgett Law Group is seeking a Title Examiner to review and analyze title searches, public records and related documents for residential mortgage foreclosure matters. You will identify ownership, lien priority, title defects, and parties necessary to foreclosures while ensuring compliance with client and investor guidelines.

The role requires strong analytical abilities, attention to detail, and the ability to manage a high-volume workload.

Qualifications

• Minimum 2 years of title examination experience preferred.
• Knowledge of Florida real property records and title examination practices.
• Experience with foreclosure, mortgage servicing, real estate law, title insurance, or default servicing preferred.

Responsibilities

• Review title searches, commitments, ownership and encumbrance reports for residential mortgage foreclosure matters.
• Examine deeds, mortgages, assignments, probate records and other instruments to verify vesting and chain of title.
• Identify and analyze senior and subordinate liens and other encumbrances affecting title.
• Determine all parties necessary to foreclosure actions, including owners, heirs, lienholders, tenants and unknown parties.
• Prepare clear title review reports and summaries identifying title concerns and required actions.
• Research county, court, probate, tax and other public records to verify ownership and resolve discrepancies.
• Identify title defects, unreleased liens, probate concerns or bankruptcy filings requiring action.
• Review title updates and supplemental searches for changes impacting foreclosure.
• Ensure reviews comply with client requirements, investor guidelines and laws.
• Maintain accurate records and update case management systems with findings and recommendations.
