Job summary

Blue Castle Agency seeks a Regional Property Manager to oversee a multi-property Midwest portfolio from a remote base with regular travel between sites. You will guide on-site teams, manage budgets, and drive occupancy and revenue goals across the portfolio.

This leadership role requires strong financial acumen, experience with market-rate and B/C class assets, and ability to travel across states to support the portfolio.

Qualifications

• 5-7+ years of property management experience, including multi-site responsibility.
• Experience managing market-rate and B/C class assets.
• Strong budgeting, variance analysis, and portfolio reporting.
• Ability to lead and develop on-site managers.
• Willing to travel across a multi-state Midwest territory.
• Experience with Yardi or RealPage.
• Knowledge of fair housing laws.
• Valid driver's license and reliable transportation.

Responsibilities

• Provide operational oversight across multiple Midwest properties.
• Support and hold accountable each site's on-site Community Manager and team.
• Review property-level budgets, financial performance, and variance across the portfolio.
• Set and monitor occupancy, leasing, and revenue goals at the portfolio level.
• Travel regularly between properties for site visits, audits, and hands-on support.
• Step in directly on underperforming assets to diagnose and fix operational issues.
• Coordinate with ownership/asset management on capital planning and portfolio strategy.
• Recruit, train, and develop on-site management talent across the portfolio.
• Ensure consistent compliance with fair housing and landlord-tenant law across all sites.
