Job summary

Assist World, a remote-friendly staffing partner for a Florida property management group, seeks a Maintenance Coordinator to own and streamline maintenance workflows.

You will triage requests from tenants, coordinate with property managers and vendors, manage AppFolio records, schedule visits, and audit invoices for cost efficiency.

This is a full‑time, remote role aligning with EST hours, offering $1,400–$1,800 per month plus birthday and testimonial bonuses.

Qualifications

• AppFolio expertise required.
• Outstanding verbal and written English communication.
• Proven track record negotiating pricing and reviewing scopes.
• Superior organizational skills with multi‑tasking.
• Solid understanding of residential property maintenance issues.
• Strong troubleshooting abilities before dispatching vendors.

Responsibilities

• Work Order Management: triage and manage maintenance requests from intake to completion.
• Tenant & Stakeholder Communication: explain details, timelines, and steps clearly with professionalism.
• AppFolio System Operations: maintain logs and documentation in AppFolio.
• Vendor Negotiation & Cost Control: negotiate pricing and ensure fair scopes.
• Vendor Sourcing & Onboarding: vet and onboard new service providers.
• Scheduling & Dispatching: coordinate access and contractor visits.
• Invoice & Quality Auditing: review completion reports and invoices against quotes.
