Job summary

Novogradac Consulting LLP is seeking a LIHTC Development Consultant to advise affordable housing developers through 9% and 4% LIHTC transactions from feasibility to closing. You will lead strategy, assess risks, and manage client relationships with a focus on mentorship and knowledge sharing.

We value independent judgment, strong communication, and the ability to collaborate with developers, lenders, investors, attorneys, and agencies.

Qualifications

• Bachelor’s degree and at least five years of LIHTC development or consulting experience.
• Preferred CPA, MBA, MRED, JD, or similar credential.
• Multi-state 9% and 4% LIHTC experience.
• Knowledge of LIHTC program, including 9% and 4% transactions, QAPs, and state housing agency processes.
• Ability to analyze risks, assumptions, and structuring alternatives and provide strategic recommendations to clients.
• Strong communication of complex financial concepts to internal teams.
• Relationship management with developers, lenders, investors, attorneys and agencies.
• Ability to manage a fast-paced, varied workload.

Responsibilities

• Lead LIHTC development strategy and feasibility analysis.
• Advise on 9% and 4% LIHTC transactions and capital stack structuring.
• Evaluate underwriting assumptions and risk.
• Direct preparation of LIHTC applications under QAPs.
• Engage in agency interactions and respond to clarification requests.
• Mentor staff and provide training to clients.
• Coordinate with developers, lenders, investors, attorneys and agencies.
