Job summary

AlphaGov seeks a Student Housing Market & Feasibility Analyst for higher-education market research projects. You will conduct demand analysis, affordability studies, and feasibility modeling for SUNY and similar public universities, with remote-first collaboration and occasional travel.

You’ll build and deliver data-driven insights, contribute to proposals, and support client proposals with narrative qualifications if named. 5+ years in the field is preferred; 1099 contractor arrangement.

Qualifications

• At least 5 years of professional experience in student housing or higher-education real estate market analysis.
• Financial feasibility modeling experience.
• Comfortable as a 1099 project-based consultant.

Responsibilities

• Analyze student demand, enrollment trends, and off-campus market supply.
• Run student surveys and focus groups.
• Build financial feasibility and delivery models (including P3).
• Recommend unit mix, phasing, and pricing.
• Contribute qualifications and past-performance narrative to AlphaGov proposals when you authorize naming.
